The demo prices a repair the way most roofers first-pass a small job over the phone: by what has actually gone wrong, not by a single flat call-out fee. A handful of slipped or broken tiles carries a small-job price that covers the first few, with a per-tile rate on top for anything beyond that, since three tiles and thirteen tiles are not the same afternoon. Ridge and verge repointing prices by the metre, with a sensible minimum so a two-metre patch is not quoted at nothing. Lead flashing and a leak investigation are each priced as their own job, and storm damage runs on a severity band, since a handful of displaced tiles and a stripped patch with exposed timber are different jobs wearing the same name. Access is asked separately: a ladder job, a tower and a full scaffold cost genuinely different amounts, and that is shown as its own line rather than buried in the headline number, alongside an honest loading for a same-day or this-week booking. None of these numbers is special: when we build a calculator for a real roofing firm, the rates, the ranges, the questions and the rules are all theirs, entered once and changed whenever they like.
The point is not the arithmetic, which is deliberately simple. It is that the homeowner gets an honest, itemised range in under a minute for the actual fault on their roof, and the roofer gets a lead that already contains the fault, the access and how urgent it is, before anyone has climbed a ladder.
