The demo prices a garden room from its size, the way most garden room builders set out their own headline prices: a base range for each common footprint, insulation and a standard electrics package included as the baseline for every size, and a per square metre rate for anyone who already knows the floor area they want. Choosing a use does not change the build itself for an office or a gym, since both need the same insulated, wired shell; an annexe or guest room adds a note rather than a price, because plumbing for a kitchenette or shower room depends entirely on what the customer wants and how far the run is from the house, so it is quoted properly after a site visit rather than guessed at here. A premium cladding and glazing spec adds 15 to 25 percent for a composite or timber finish and larger glazed doors over the standard render and UPVC look, and each extra, air conditioning or heating, a decking apron, an upgraded path or a Wi-Fi point run from the house, adds its own line. None of these numbers is special: when we build a calculator for a real garden room firm, the rates, the bands, the questions and the rules are all theirs, entered once and changed whenever they like.
The point is not the arithmetic, which is deliberately simple. It is that the homeowner gets an honest range in under a minute for the exact size, use and spec they have in mind, and the builder gets a lead that already contains the footprint, the intended use, the spec level and the customer's expectations. The conversation that follows starts from "when can you come and measure up" rather than "how much roughly for a garden room".
Why transparent pricing is the local builder's edge
Working-from-home demand has pulled garden rooms out of the niche they used to sit in and turned them into a mainstream purchase, and the buyers making that purchase now shop the way they shop for anything else: several tabs open, comparing a handful of national modular brands against the builder two villages over. The national brands nearly all publish a starting price or an instant online estimate, because they know a buyer who cannot find a number on the page simply moves to the next tab. A local firm that still hides behind "prices on request" is not protecting its margin, it is losing the comparison before the conversation even starts. Showing an honest range up front does the opposite: it puts the local builder's real advantages, a site visit that catches problems a national brand's van driver never will, a fitting team who are back next month if a hinge needs adjusting, on the table at the exact moment the buyer is deciding who even gets a phone call.
