Instant quotes for your customers, at a glance
A price range from one quick form
Homeowners say how much needs clearing, add any heavy items and the access, and see a realistic range immediately.
Heavy items priced on their own line
A piano, white goods or a run of sofas each carry their own add-on rather than being buried in a single guess.
The licence and WEEE line, upfront
Waste carrier licensing and where electrical items actually go are stated plainly, not left until someone asks.
Your van-load rates, your add-ons
Fraction-of-van rates, bedroom bands, heavy-item charges and access surcharges are all yours to set and change.
Leads arrive with the job scoped out
Every enquiry lands in your inbox with the load size, the heavy items and the access already spelled out.
Fewer wasted visits
Homeowners who have already sized their own job against a van load rarely book a survey miles off budget.

The demo prices a clearance the way most firms build up their own phone quote: by volume rather than by room. A single item sits at its own flat rate, part loads are priced against a fraction of a van, a quarter, a half, three-quarters or a full load, and a full house is priced by bedroom count instead, since a lived-in three-bed and a hoarded one both fill roughly the same rooms but very different volumes; the bedroom band is a starting range, not a promise. A full van load here is treated as roughly 12 cubic yards, the same yardstick a clearance firm would use to walk a room and say "that's about a third of a van" without weighing anything. Piano, white goods and sofa steppers sit outside that base figure, because a single wardrobe and a fridge freezer take wildly different effort to carry, and an access choice, stairs, a flat, or a long carry to the vehicle, adds honestly to the total rather than being sprung on the day. None of these numbers is special: when we build a calculator for a real clearance business, the rates, the bands, the questions and the rules are all theirs, entered once and changed whenever they like.
The point is not the arithmetic, which is deliberately simple. It is that the homeowner gets an honest range in under a minute instead of guessing what "half a van" costs, and the clearance firm gets a lead that already contains the volume, the heavy items and the access, the details a survey visit usually exists to establish. The conversation that follows starts from "what day suits you" rather than "can someone come and have a look first".
Why a volume estimate wins clearance work
House clearance prices swing further than almost any other trade on this site, a single wardrobe and a four-bedroom house both start with the same enquiry, "how much to clear my place", and both deserve a fast, honest answer rather than a mandatory home visit before anyone will quote. An instant estimate sets that expectation the moment someone lands on the site, so a homeowner with a single sofa never waits days for a call back meant for a full house, and a family facing a probate clearance gets a realistic band before they commit to a date. That qualification matters more than speed alone here: it means the free survey visits a firm does still book are for jobs that were always going to go ahead, not for people testing the water on a number nobody would give them.
